RENTAL PROCESS DISCLOSURE
 

We are pleased that you have selected one of our rentals as your new home. To insure quality residents, we require that all applicants meet the following requirements. We do not discriminate against anyone on the basis of race, creed, color, sex, familial status, national origin or disability.

 

APPLICATION PROCESSING TIME FRAME
Every attempt will be made to process your application as quickly as possible. Usually this will take only 24 hours from the time that all documents and support information are received. Causes for delaying approval are: difficulty contacting references or waiting for additional documentation from applicant.

 

VIEWING THE RENTAL
All applicants must view/inspect the unit they are applying for.  All units are rented and accepted AS IS unless there is a written agreement for repairs signed and accepted by Capital Rental Agency, Inc.

 

APPLICATIONS
Each adult applicant is required to complete an application and pay a non-refundable application fee of $15.00 per adult. A valid Photo ID is also required for each adult applicant.

 

CRITERIA FOR APPLICANTS AND OCCUPANTS
All applicants must be at least 18 years of age. Every applicant will be verified on the following 4 categories:

 

RENTAL HISTORY
Previous residency must be verified via landlord, or home ownership must be verified via credit report or documentation from Mortgage Company. We do not accept any evictions or skips in the last 3 years.

 

EMPLOYMENT HISTORY
All applicants must be currently employed with a minimum 6 month employment history.  Employment must be verified via last two month check stubs or last years tax return if self employed.

 

RENT TO INCOME RATIO
Your gross monthly income, verifiable by last two months pay stubs must equal the rent to earnings ratio of 2.0 (2 times the monthly rent).

 

CRIMINAL BACKGROUND
No felony convictions or adjudication withheld within the past 3 years.  No convictions for sexually related, murder related or arson related crimes regardless of how long ago.

 
HOLDING DEPOSIT
 

Once you are approved a NON-REFUNDABLE holding deposit of at least half the monthly rent may be paid. This must be paid in a cashiers check, money order or cash.  We will then take the property off the market for a period of two weeks.  The applicant must pay the balance due and move-in before the 14th day of the two week period or the entire deposit is forfeited and we will place the unit back on the market.

APPROVAL WITHOUT HOLDING DEPOSIT

Once your application is approved, you are still not guaranteed that you will get to lease the property unless you pay a holding deposit. Until such holding deposit or full payment is received, the property will continue to be on the market and Capital Rental Agency, Inc. may accept other applications and deposits. Therefore, it is critical that you either make payment in full or place a holding deposit on the property as soon as possible once you are approved.


PETS
No pets (with the exception of medically necessary pets) of any kind are permitted without the specific written permission of Capital Rental Agency, Inc.  The following pets will not be accepted under any circumstances, AKITAS, GERMAN SHEPHERDS, DOBERMANS, PIT BULLS, CHOWS OR  ROTWEILLERS.

 

Providing false information of any kind on your rental application will be cause for immediate denial.
